General description:
Ideally situated at the linguistic
frontier between the cantons of Vaud and
Fribourg, very near to the National Stud
of Avenches and the very charming old
town of Morat, this property is
particularly attractive for people
desirous to undertake a professional
career, whether it be in teaching
riding, the training or sale of horses
or ever for a veterinary and his
clinic-surgery.
It consists of land of 11'700 m2 in a
farming area, on which there is a new
building with one part being a stable
and another a very pleasant functional
lodging with two bedrooms, an office
upstairs, as well as an open kitchen and
a large room giving on the terrace on
the first floor. It is all heated by a
heat pump. There is also a big cellar, a
technical room and a wash-house.

The stable is sheltered by an imposing
wooden construction (framework) of great

robust boxes in stainless steel with

Just next to the boxes, on building land
in the activity area, a training area
synthetically covered for the horses

dimensions (about 25m x 33m) working all
year round, as the drainage has been
specially conceived by specialists. A
piece of building land adjoins these
buildings and it may be negociated
separately. This allows envisaging the
construction of a riding-school, open or
covered, of large dimensions (20m x 40m,
or 30m x 50m). As it is in the activity
area, a functional lodging may also be
built on this land. Supplementary land
of 18'000 m2 is also negotiable for sale
or for renting.
